FLOODPLAINS

Qualification
All areas identified within the 100-year floodplain as established by FIA/FEMA and delineated on the Flood Insurance Rate Map (FIRM), as well as all alluvial soils and areas within known high-water marks, are protected by floodplain ordinances. Regulations

No new construction is permitted within the areas identified by the above criteria, unless approved by the Zoning Hearing Board and the DEP engineers. FW-Area within a 100-year flood zone that does not rise more than 1 foot.

FF- Flood Fringe area within a 100-year flood zone that is not covered by FW. Some building is allowed.

 

STEEP SLOPES

There are two classes of slopes protected by ordinances.

15-25% Low Intensity Slope District-
Permitted uses are agriculture, tree farming, and certain types of single family dwellings (most submit a Sediment and Erosion Control Plan).

26+% Conservation Slope District-
Permitted use is single family dwellings. The Sediment and Erosion Control Plan must be submitted, in addition to an existing/proposed Vegetation Plan.

 

VEGETATIONAL BUFFERS

Currently there are no ordinances that provide for vegetated buffers adjacent to surface waters.
 

WOODLANDS

There are no restrictions on woodland disturbance.
 

STORMWATER MANAGEMENT

Currently there is no participation in a regional watershed management plan and there are no stormwater quality management standards.
 

WETLANDS

Currently there are no required buffers around wetlands.
 

HISTORIC DISTRICTS/STRUCTURES

There are no historic districts recognized by state or local designation within the White Clay Creek watershed.
 

RECREATIONAL AND PARK USES

There are no recreational or park uses within the White Clay Creek watershed.
 

CLUSTERING OR PLANNED RESIDENTIAL DEVELOPMENT

There are provisions for cluster and planned residential development.
 

SITE PLAN REVIEW

There are provisions for site plan review.
