FLOODPLAINS

Qualification
All areas identified as 100 year floodplain by the FIA/FEMA study and as delineated on the Flood Insurance Rate Map (FIRM), as well as all alluvial soils identified in the Soil Survey for Chester County and any known high water mark, are protected by floodplain ordinances.

Regulations
No new construction is permitted within the areas identified and no structures located in the floodway should be expanded or enlarged.

 

STEEP SLOPES

On slopes that are 20% or greater, the only uses that are allowed by right are park, recreation, and agriculture. Single family detached residential units can be approved if certain criteria can be met. A variance will be provided only if the structure will not disturb or alter the slope and if no soil erosion will occur during and after construction.
 

VEGETATIONAL BUFFERS

Currently there are no ordinances that provide for vegetated buffers adjacent to surface waters.
 

WOODLANDS

There are no general regulations to protect against woodland disturbance, but there are regulations within the Planned Residential Development Ordinance that begin to provide some protection for woodland areas which contain trees above a specified size..
 

STORMWATER MANAGEMENT

The township does not participate in a regional watershed management plan and there are no stormwater quality management standards.
 

WETLANDS

Some of the wetlands within the municipality have been mapped, but no specific ordinances provide special protection for them.
 

HISTORIC DISTRICTS/STRUCTURES

One Pennsylvania Certified Historic District is located in the municipality, the Unionville District, however, it is several miles from the White Clay Creek. Several other sites have been located near the creek, such as lime kilns, a quarry, and important agricultural facilities.

The municipality has a zoning classification of (H) Historic District that is overseen by the municipal Board of Historic Architectural Review.

 

RECREATIONAL AND PARK USES

There are no municipal, state, or federal parks located near the White Clay Creek study area.
 

CLUSTERING OR PLANNED RESIDENTIAL DEVELOPMENT

There is a Planned Residential Development Ordinance.
 

SITE PLAN REVIEW

There are provisions for review of site development plans.
